RENTS:

Payment of Rent

The Tenant Rent Contribution will be determined by applying the applicable rent scale in effect by CMHC/BC Housing. The Tenant Rent Contribution will change if the tenant's household income or assets change. Acceptable proof of any change in income is required.

Tenant's are required to pay their rent on the 1 st of each month when due. This is a material term of their tenancy and a requirement in accordance with the Residential Tenancy Agreement and the Residential Tenancy Act. Late payment of rent is a breach of the Tenancy Agreement and can result in a Notice to End Tenancy being issued to the tenant. The Residential Tenancy Act changes now include the ability for a Landlord to issue a Notice to End Tenancy under Section 47 (b) as a result of continuous late payment of rent.

Proof Of Income And Assets
All tenants are required to submit proof of income and assets prior to being approved for accommodations, on forms provided by the Landlord. (Click HERE for applicable Verification of Income Forms) This is required in order to determine the Tenants' eligibility for rental subsidy.

Annual Verification of Income
All tenants must complete and sign a declaration stating information on all the occupant(s) including income and/or assets, in the residential premises prior to signing a tenancy agreement, on forms provided by the Landlord (Click HERE for Registry of Occupants Form - PDF) at least once in every 12 month period and from time to time as required by the landlord. This is required in order to determine the Tenants' eligibility for rental subsidy. Failure to disclose, or misrepresentation of, income or assets by a Tenant entitles the Landlord to remove any subsidy and/or end the Tenancy Agreement.

The Tenant agrees to pay a monthly rent to VNHS due on the first day of each month. Time shall be of the essence in the payment of rent. Late payment of rent is a breach of the Tenancy Agreement and will result in a notice of termination of the Tenancy being issued to you.

  • If the tenant is on income assistance the tenant will pay the maximum shelter component for the BC Benefits (Income Assistance Act).
  • Returned and non-sufficient fund (NSF) cheques may be subject to a minimum service charge of $20.00 each, or the then current rate charge for such services by the Canadian Imperial Bank of Commerce, whichever is more.

TENANTS AND GUESTS
The Landlord may not stop the Tenant from having guests in the residential premises under reasonable circumstances. The Society assigns a unit and selects a tenant on the basis of the number of household occupants among other criteria. Only the persons named in the signed tenancy agreement have a right to occupy the residential premises as an occupant.
